I frankly don't know the book number but I was in the Water Tribes, then passed the Fire Nation and am now in the Earth Kngdom. Was expelled from the city.
Player's settlement:
Main house
Player's house x 1 upgraded
Tavern x1 upgraded (?)
Brothel x2 upgraded
Store x1 upgraded

No further buildings so far.
Mine:
I think I've explored the mine completely and broke through 2-3 walls plus the crack on the ground.
