You have no idea what they're saying to each other or what they're doing until sex happens
Sex you can see happening, but they'll try to begin it in private, most likely. You should find out where the other person they desire lives and "acquire" a way to get in before they reach the point of fucking.
You can do this by becoming the other person's very close friend and asking for the key to their house.
If they choose to fuck in your house, you'll be just fine, but that's not reliable, so get the keys.
There's no real objective or quests, You're free to do whatever you feel like.

Ask her to move in with you. When she lives in your house, she will be on the side of the screen (and, optionally, controllable directly)
Mousing over her portrait on the side will tell you where she is and what action she's taking
Sex takes 45 minutes, and her portrait will be naked so you'll always notice. It will tell you the time remaining, too
So before that time is up, just go to the location listed. This might be another person's house instead of your own, so you'll need the key or someone else livingin the house that will let you in.

The application is not updated in update 0.1.13.1, and there is also an error in the game when buying clothes and changing clothes
