Somewhere on this list is a statement about gaining access to the mothers room and that all she did was brush her hair.Well, how do you do that? Also when can you hear the conversation between the m
other and her sister? The guide is rather ambiguous there.

Always 22.00 hours go to the Mom's bedroom, and see if She is with the door open or talking with someone, everyday.

looks like I'm stuck, can't trigger new events, and I still have three starts to get from ashley

I got the bath scenes where she sees MC dick and when she sits on it, I got to fool around in her room with the french kiss, and she sleeps with MC naked, and also I gave the lingerie to her and chose a bikini, and I maxed her love points. But I can't go anywhere after that, I already gone throught a lot of days kissing/bathing/sleeping and nothing changes.

I never got to see her in her lingerie as well, maybe my save is bugged

@gestved: In the start, in the shower scene Ashley ask for MC to clean Her, and Her stay nude with him in the bathroom, the kiss scenes 15.00 hours need to be complete, and after this You can't open the night scene, maybe your save can have some issue. But I think that You are forgetting anything.

After you gave her the lingerie you have to wait till evening. Approach the mom when she sits in the living room in front of the TV. Ashley will send you some nice pictures.
Also keep watching horror movies with Ashley in the evening, sleep naked and let her join you in the middle of the night. Things are getting very interesting when she starts to wear her lingerie in your bed. :D

Edit: How many stars are you missing for Ashley?
