The bank loaned you the money, but the house is yours and you owe money to the bank.
The bank may repossess your house if you fail to pay your mortgage. If you sell it, you use the money from the sale to pay off the mortgage. Then use the leftover money towards your new house (which gets a new mortgage).
Actually yeah, isn't the House technically the bank's right now until they pay it off?
No, that is not how mortgage works.

Incidentally, if your house value dropped a lot and the mortgage is more than its worth. this scenario is called being underwater.
In such a case you can instead declare bankruptcy.
The house gets repossessed. but your debt is all gone. This can be worthwhile if, for example, you owe 500k on a house worth 300k. then by doing a bankrupcy you immediately "earn" 200k dollars
It will mean no buying new home for 7 years (IIRC this game is set in the USA. and in the USA the law states that credit history events get deleted after 7 years. so the banks legally cannot have a record of you having declared bankruptcy 7 years ago).

for those 7 years you will have to rent

That's some real "Ben Shapiro" level thinking. First somehow get away with murdering your grandfather, then land a decent paying job as a 19-year-old with no skills or experience, then buy a home with no credit and no savings. Super easy, barely an inconvenience!

In this story, in order to facilitate the kind of porn the dev wants to happen, he has made it so that somehow nobody in the family thinks of the very simple route of just selling their giant fancy home and buying a much smaller one that fits in their actual budget. And the MC is just ok with not only actively hiding from his family the fact that their tenant (hunter) is a drug using rapist. but also pretending to help him while secretly sabotaging him. and ALSO fucking his own mom and sisters because "that is how he can keep them safe from hunter".

The harem is not realistic at all. it is a porn plot.

I don't understand why people are saying Sterling needs to get a job. He and Brenna are already paying the mortgage.

Once Sterling got the money sorted with Brenna he switched to getting rid of Hunter. What delayed it for a few chapters was him being surrounded by 10-15 hotties throwing themselves at him 24/7. Sterling is a teenager and being actively drugged with aphrodisiacs. Having as much evidence as possible when he accused hunter was important as we saw.

Also selling the house was not an option. To convince Ophelia to sell the house while Hunter is paying all the bills and mortgage would require telling her about Hunter which Sterling had little evidence for.

Even if he somehow convinced her without outing Hunter to somehow sell a massive house in a small town to cover both the family's mortgage and new home plus bills. Hunter would just go with them.

1) I'm not sure that self defense argument would hold up in court, but the point is moot because I was originally questioning this:
If i were in his shoes, grandad would have an 'accident' pretty much immediately after the first conversation.
At that early point in the story, Hunter hadn't done all the terrible things that keep getting mentioned. You can't justify actions using future events.

2 & 3) If there's equity in the home, then yeah, Ophelia could probably sell it to at least cover her debts, but we don't actually know what she owes so it's hard to say.

4) Ophelia does NOT have a (paying) job, she's been a stay-at-home mom since she was a teenager.

well, fair enough that it would be a lot harder to get acquitted in a scenario where all you have is your own word that he told you he is going to rape the girls and there is no drugged out girl and drug delivery method who can be tested for drugs.

You got 4 able bodied people in the house. at least one of them should get a job.

And frankly I would rather move to a trailer park than literally help someone drug and rape my family members.

The most he has SUCCESSFULLY done in the canon story is touch Ophelia's ass at the start of the game (barely) and keep them on drugs (that have all been to STERLING'S benefit).

Lets face it. Hunter is a joke because he's written to be a joke.

right, but i meant what he's accomplished in that house specifically. He does apparently run a secret operation successfully, but that's without Sterling interfering. Which goes to show, that Sterling isn't just sitting back doing nothing. Hunter has a portfolio of things he can do, but Sterling has been able to thwart his every move.

Of course you can. But with which money do you buy the house? You still have the mortgage to pay and not much income.
And paying the mortgage for a house you do not live in anymore and a rent? I would avoid doing that, if I can.

I already explained it 5 times, but lets go again
You pay the mortgage with the money from the sell of the house.
Normally, the mortgage is less than the sell value. Because you have been paying it for years and thus the debt went down. while house values usually go up.
This will leave you with extra funds which you put as a down payment for a new mortgage for a much cheaper home.

For example, if you bought a house for 400k. after 10 years of making payments, you now owe 300k.
there are now 3 scenarios:
scenario A:
You can sell it for 450k. you now have 150k in hand. which you can then use to outright buy a 150k house without mortgage. or you can buy a 200k house where you put a 75% down payment. which gives you a very good deal. or you can move to a trailer park for like 5k and have 145k in the bank.

Scenario B:
if the house value dropped massively for some reason. then the mortgage might be more than its sell value.
something happened to kill house values in that area. you can only sell it for 100k.
your house is underwater. you owe 300k on a 100k asset.

in this case, you should declare bankruptcy.
the bank takes the house. and you owe nothing.
this means you instantly "earned" 200k by just declaring bankruptcy. as you used a 100k asset to pay for a 300k debt.

Both scenarios A and B are a big win for you.

Scenario C:
the worst case scenario is if the house dropped massively, but coincidentally to just the same amount you owe.
The house will sell for 300k. the mortgage is fully paid off, but you have nothing left.

HOWEVER, even in that scenario it will benefit you to downsize.
if your monthly mortgage payment is (hypothetically) 2k. and after downsizing it is 1k. then you just got an extra 1k per month, every month.
This improves your situation a lot.

The way to make a realistic debtor scenario is not with a fucking house payment to the bank.
let me give you some examples of actual realistic scenarios:
1. ongoing medical bills.
Have one of the family members suffer from a disease that requires large ongoing payments. the ongoing part is important. if it was a one and done thing you can just declare bankruptcy. but here even if you clear it once, you need money to pay for the ongoing treatments.

2. loan sharks. a family member did something stupid and now owes the mafia money. you can't declare bankruptcy here, they will kill your entire family. you NEED to pay them off.

there you go, here are examples of realistic debtor scenarios.
