The second one could be unlocked before the last scene with Dean.

Same issue here. There might be a bug if you played that scene in a certain version, who knows.

That achievement is probably bugged for players, who played on their old saves.

It does feel like next update may shake things up more than most updates. A full replay, get a sense of the pacing and whatnot, is likely deserved.
