I've been in business for a long time and can definitely say that this isn't an investment, but a waste of money.Sure she can push buttons with the MC, likes to see how far she can push things, not everyone is going to be into that.
I don't see why I need to get upset about pretend money though, which isn't mine and seems to not be a problem for the MC. He could probably buy multiple of those houses and not feel it, besides he explained how it's actually the company buying it, not him personally. Consider it an investment.

Emily cares about her friend more than anything. She lives with Hailey and knows her better than anyone. She sees every day how much effort Hailey puts into her career, dedicating all her time to the Ben and MC's company. How hard she works to prove her worth and how she proves it, living her life by her work. It was no wonder Ben offered her to be MC's assistant after he returned back. I doubt that in this situation Ben would burden the MC with the responsibility of grooming an employee of average qualities.
And now, looking at it all through Emily's eyes, her friend finally got lucky: she was noticed and her accomplishments, which Emily sees as undeniable, were appreciated. It would be a crime not to take advantage of the situation and make the most of it. Moreover, knowing Hailey's personality, she has no doubt that her friend will not bargain or ask for something that she considers excessive or undeserved due to her modesty.
And now who's MC to them? Well Hailey's boss is a nice old man, but beyond that, he's nothing more than a pile of cash he doesn't know what to do with. Emily knows nothing about him, not his personal problems, not his personality, not his attitude toward people. But living with Hailey she's already realized that modesty won't get you anywhere, and that you need to take advantage of your luck, otherwise it'll slip away.
I don't even mention the fact that the property is already owned by the company, and rewarding a promising employee by allowing her to rent that property won't cost the company much (it's already counted as a part of her benefiets package), but can significantly increase the employee's productivity and lock her to the company.
Another point I'd like to point out: Almost all the jPk's characters are quite contradictory mix of traits (well, except for Hailey's boobs, which are big, and Nia's, which are even bigger).
I'm not going to say that Emily doesn't have a certain amount of impudence, manipulativeness and presumptuousness. She has it all in her, and her behavior toward the MC, who genuinely wants to help Hailey, looks not very nice at the first glance. But she's confident she's acting in her friend's best interests (and her own, too, although I'm sure that's secondary). Besides, she's far from stupid, and you can clearly see her testing the waters with MC during their conversation at the cafe where MC offered to rent them a place to stay.
She sees that there are certain lines, and if she tries to cross them, she will get a loud and clear "no." Moreover, judging by the MC's reaction, she sees that her impudence amuses him rather than irritates him, as long as certain boundaries aren't crossed. Having discovered these boundaries, she isn't afraid to provoke his anger or irritation with her little trick, as she's almost certain the MC won't have any problem letting them choose a better apartment; it's just pocket money for him, after all.
So, personally, I don't see any toxicity here, although perhaps on your black-and-white scale it's not. Tastes differ, but I'll just point out that most players for some reason think that a MC in every AVN should be a completely blank slate and the dev should give them the opportunity to control the character the any way they want.
I doubt this is even technically possible in the AVN format; after all, it's not an RPG with a wide range of stats allowing for character customization. Besides, the story sets that the MC has a past, a personality, and the prologue made it clear that he's generally a pretty kind guy, willing to tolerate some female whims and quirks. I think Ella also acted rather brash and assertive when they first met.
A martial artist once said, "Strong people are kind people." It's a rather dubious statement, but I think it fits the MC in this game well. At least for now.

Completely agree on your take of the MC. While I do appreciate having some agency, it does not bother me to see the devs giving the MC a given personality that they won't stray away from. And I've said this before and I'll say it again, this game has perhaps my absolute favorite playable character out of all AVN's I've tried so far. I genuinely like the guy. I understand this position although I don't share it. And am not going to dig into that. Otherwise, we'd have to discuss, for example, how the MC's actions appear from the perspective of the HR department, whether he acted solely out of altruistic motives, and so on.Taking advantage of anyone or anything is always, in my book, selfish and morally and ethically wrong. Hailey is just trying to build a career and it's not her fault that the reward came before she deserved it.
Emily saw a rich guy who didn't know what to do with his money. So she decided to use her sex appeal and go for it. It's the MC's responsibility to set boundaries on his side.
MC is still under the influence of mental trauma, so he prefers to accommodate people rather than set any boundaries.
