Ask about the video of Ann's new lesbian BDSM film till Kira remembers to bring it for you and watch it. Then you have to wait til you can chat to Kira about Ann to get the prompt to buy the lotion.How did you even get that far with her? im guessing you managed to progress the "New Job" opportunity? and if so what did you do to trigger this?
Once you have the lotion you wait till she gets home at midnight and see if you can enter her room, I'm not sure about the triggers, but it happens once in a while.

Firstly, did you speak to mom while she was watching TV on Friday? If there is an option to ask her about watching the porn movie, that's when Kira will arrive. If that option isn't there, there are apparently a few requirements to make it appear. You have to make sure everyone's mood is maxed out, you have to be paying the $500 to help with the bills every week, and you cannot do the massage with mom on the day of watching the movie. Even when you've done all that, it can take a couple of weeks to trigger.

I'm trying to progress Mentor but I don't know the next step. I'm currently on this phase for Mentor: Lisa got to know Vicky and learned a lot about her. I think Lisa is more interested in my sex life than in her own. I wonder why she cares so much...

Even though it was the "Olivia" update it was actually a Lisa GF update with very minor Olivia junk added, there is no sex with Olivia at this time.
Get mom's mood up but watching tv with her at least start on Monday and do it every night and stop all sex with mom on Friday morning by noon, do not setup Kira for the late night anal with Lisa and do not put spider in Alice's room. (About spider in her room no longer can happen of Friday now unless you use a mod.)
Then just show up at 9 pm and you show get the option to watch the porn movie you just made, it can take 2-4 weeks after but it will happen.
Other quest must progress before it will trigger that event, cunning plan quest must be started and Max sensual massage Alice till he gets to about 100 points or about 80% chance to succed with her then you can start massaging mom and soon after this point aunt Kira will have that convo at the table.
Go visit Vicky until she tells you no chance and you offer to work for free, it may take 1 or 2 more dates with Lisa also.
As for new job I have not gotten that far yet but when I do I will post how-to's once I learn all the ends and outs of it and post a mini walkthrough on page 1 post 2 or 3.
I'd be happy just to meet the mother at this point, i've more or less reached the end of everything else.
Any chance you could offer some hints? I've given up for today since its been a few hours.

You just go on dates with Olivia until she invites you to come over at 5 pm to help her study on Mondays and Fridays and it will happen.
I am working on it but will take time.
Work on mom by watching tv with her and get her mood as high as it will go.
Another thought came to mind, is this a save game from an earlier version of the game or a downloaded save or ???
I could not trigger it in my v9.6 save game either and have restarted from a brand new start but I am only up to the 2nd movie at this time.
I will post a how to on post #3 in this thread when I figure it out.
It is my own save I have been working on myself. Also, How do I make Alice catch me and Lisa? I have fucked lisa in the ass in the kitchen a dozen times since she threatened punishment and nothing has happened.
