If I end up continuing: heavy focus on bimbofication, but MC doesn't necessarily bimbofy all tenants.
Especially if said tenant is male
in which case he can still be useful, in getting MC cash or access to women.

I wasn't initially planning on adding any gameplay features, but your first point makes me reconsider a bit.
It would make sense to manage the Agency's cash flow, and use it to do things in custom order. The issue with that is gameplay features tend to be annoying.
The main issue I have with multiple choices for a single character is that it leads to making content that most people will not see, when I could just have had multiple characters so everyone sees all options.
Especially since these characters end up being part of MC's harem.
So for example if Character 1 can become A/ big titty whore, B/obedient maid, C/dominatrix, and Character 2 can become A/daddy's princess, B/sexcretary, C/pet, then that's 9 possible 3somes.
I'm open to suggestions on how to make that work without making it crazy.
On customizing triggers, I would be open to that for high tier patrons. Because it helps with

I haven't yet loaded the VN, but personally I'd like to see a range of hypnosis/control depths. Some should be completely bimbofied, others are made loyal but retain their intelligence and individuality... still fuckable at the end of the day, of course, but perhaps need a bit of persuasion to get into harem stuff, or anal, or other more extreme fetishes, as opposed to the totally mind-wiped who simply follow all orders and love it. But that's just my preference.

The big question in my mind, if I continue, is if I should give some of the girls multiple paths.
It's a big increase in cost/complexity, but it could really give the player a sense of control. IDK if it's worth it, but thinking about it.

Not much to see. A kinetic forced hypno bimbofication vn.
I like games like Bimbo Life Coach or Wife Trainer Files, but I am not a fan of hypno stuff and I prefer to dont humiliate the women if possible. So the bimbofication aspect is nice, but the rest is a turn off for me - especially because I cant change how the MC acts towards her.
I hope you will get the support you need and then you might consider a bit more branching (maybe a "nice" hypno and humiliation hypno route - with 1-2 branches for how to change the girls - I guess the hypno stuff is set in stone ^^).

But would that be too much for you to do? Would you be too likely to get bored before finishing the project? If you're the kind of person who'd be likely to see it through, then go for it. But if you're like many people who have other things of importance in their life, you're probably right to consider it carefully. For me, gameplay isn't too important, since I don't really know any other straight VNs with bimbo tf and mc, just a lot of bland 'manage your money' gameplay loops. Honestly keeping it VN would be a breath of fresh air for me. Looking forward to seeing more

The brainwashing scenes at nights are really well done and hot, though I think he's way too aggressive when he comes to collect. Would be a lot better if he were more subtle. I'm ambivalent about when he makes her get fake tits, on the one hand I really do love huge fake tits, but on the other flat girls are really cute too and a flat bimbo is rare enough to be very interesting. One thing I would definitely recommend if thinking about the possibility of giving choice over things like this is Renpy's

I might add some minimal "manage your money" mechanic, but if I do, it'll be non-intrusive (no need to think, player can't lose).
I believe the purpose of these VNs is to make your blood flow to the "other brain", so it's silly to ask players to think.

I might make the mind control go slower in the future, so it feels like MC has to work at it slowly, patiently, and the girl's mind is changing more gradually. That'll also make MC feel less abruptly aggressive.

The most important advice I could give is this: Don't bite off more than you can chew, especially because some people on the internet want the game to be something different than it is. Perhaps a better alternative would be to have a larger number of girls with one path each, but make it optional which ones we want to focus on (and clear what direction we'll be taking each one). That also solves the issue of having "mutually exclusive content", which is one thing I've always disliked about games that focus too heavily on "player choice". I don't want to have to choose between one piece of content or another, only whether or not I want to do a particular piece of content.
Again, though, always go with what you think is an attainable goal that fits closest to your own vision.
Girls with hair that starts short and then gradually grows to be long is an aspect of bimbo tf that I've always appreciated.
A character that starts as dom (landlord, police officer, inspector?) and slowly transitions to sub as you mc her would be fun.
Having some that become aware of your malintent, but still succumb to corruption eventually, could add some nice variety alongside the clueless characters.
And like I mentioned before, I'm a sucker for iq loss. A mc IQ test that makes its taker dumber every time they try it?
