Mom is after Nia mentions about going to your parents house a 2nd time. Whitney comes along with the Nia quests, and when she wasn't at my place I explored the city and checked my place back and forth until I found her. Gina is the new principal so you need to finish the first principal's farewell and then spam visit the office later to interact with Gina. I'm not sure on Elsa
P.S. Have a lot of money to finish Gina's quests easier
I had the same issue to in the beginning, so I did everyone else's questline and then randomly found her inside my house, and searched everywhere after that

she appears when you go to explore the city after Gina asks you to bring 4 Tokens. That's how it happened for me
higher your psych score about more than 20 and then she will be your slave. You will have many many scenes including her girl friend on the weekends. eventually, the game will tell you that no more scenes for teanna however you can have her every weekend. (same scenes)
2 of them are on the mountains, 1 in the park, for 1, go to gym in the morning and work out to come across with Tori, she will give it to you for 50usd
if you can answer all the questions right, you get to date her with another student. Have threesome at her place.
there is a bug in the teachers' room a random part doesn’t work ... it looks like it was supposed to have an event but nothing opens

I'm guessing I'd have to subscribe to your Patreon to recommend things but I think it would honestly be great if they/you added in Keisha Grey as some character. Hot as hell and she has a lot of scenes available that would work within the context of this game.
