You don't buy it anymore, at least in this version. Check your inventory, you can equip and unequip them from there.

Is there a guide to getting an S grade? At most you can get a B, and I need to get an S to unlock the final content ;-;

Basically have all guests happy (you can view it as a little blue bar with some upgrades).
Keep getting their orders in time and kiss/etc when they are unhappy.

Money is kind of useless and very easy to get. What you need is corruption points and skills, you can just turn on debug mode and speed it up but you might break something. I'd wait for 0.6c anyway since the game is very buggy.

No, it's actually a perk you invest in the skill tree. It's the heart in the middle.
