This one's an odd case, as it's not an entrance you click on like you would think with that marker. Just walk up a little further, then to the right until you see a "???" in the bottom-right corner of that little alley. Interact with said "???."
It seems so, sorry, but it is working for me, on two runs (because I started back from the beggining for vintage ink).
Edit : I though you were not using perfume.

Just work at the tavern with dancer's outfit.
In the ruin's library, there are two paths on the sides at the bottom of the room, you need the key left by the little girl south east of witch village after defeating the boos here, in witch village.

Yes, after side quest completion message, simply go to bath again (at night, it's not open during the day), he will be there and you have 3 choice while talking to him, 1st is "chat" that can lead to sex in the bath through another choice, 2nd is to leave, and third is about a date, that leads to him waiting for you outside, in the training ground couurtyard.

When I go to bath I have only two option to talk with him. Should I have reach level of lewd?
i can' t go to ng+. At the beginning after all the tutorial, the cursor doesn't move from isabel to lena

I just used a full save someone posted here, started NG+ talked isabel asked about all 3 things and i can talk to lana/lena.
Unless u mean some other instance.
Also im using the game in the first post+ warbob5000 patch.
nope, I'm talking about this instance. I have already applied the patch to this game, and i started a new game with only reaching a normal ending

Can u share the publicdata file and the save right before u start a newgame+?
May as well test it using ur save though i dont think the ending u get affects newgame plus since that only carrries overs items and lvl.

save1 is the bug i've encountered and save2 is right before playing a new game.
These bugs happened to me when I skipped either the battle tutorial or all of these, didn't try from the beginning.
