Simple re-naming won't be of much help. "Landlady" role is hardcoded and almost acts as a plot device.

I think you unlock that scene by winning poker, you have 3 options (quite disappointing imo)tell them to kiss each other, dance for the mc or do squats, if the mc loses Leah tells Jessica to give the mc a footjob.
