I also played the scene with both girls separately

As RinDman just said, I tried the game again, and to unlock last scene, you must refuse to help Eve while she's drunk, and then go see how she is, there you get the scene of Leah raping Eve, mc can join or leave without helping Eve or stopping Leah...

This looks and smells like another Astaros3d side project. They did the same thing during Girl House with the game called Island of Lust, Neither of them were fully completed, imo. But the animations and renders are great. Just my observations, hopefully this game and My Cute Roommate 2 will continued until there is a final conclusion that ties the story together.
