What do you need help with? Be standoffish with her to start, and then she takes an interest in you and you can start dating her or have Ian hate fuck her constantly. Minerva's story hasn't gone past the one date Ian can go on with her yet.
I've only found two versions of Jessica, the good one with her and Ashly dating, and the bad one where her and Ashley became pornstars. Supposedly there is also a good version of Jessica that ended up with Dave, but if it is a possiblity I haven't found the triggers for it yet.
The trigger, like others have mentioned, for Jessica to be good is to avoid sex with Robert or Mike.
It's determined by whether Lena signs Seymour's contract or rejects it (signing gives you Dave, rejecting gives Ashley)
You must make enough money to go to the fashion boutique. And it is super expensive. I don't think there is any other way but to accept Seymour's offer. Lena gets loaded then.

I hate this part of the game. Just click along between rollback and or ignore and read the hints that the text shows. It'll eventually say in those hints everything you need to press. Someone else might have the complete list of instructions for that part as I don't remember them all, but it's pretty easy if you read the hints.
