In saving Serena she must turn down help from Fantasy, they must sue Serena, Fantasy needs to have exposed herself to Diesel in Julian's office, Jade must have had sex with Carlos at his apartment, and she must beg Carlos to give Julian the loan., after she convinces Julian to use Carlos as an investor. This means you negotiated with Poly and had sex with her at the strip club to get the information from her. Do all of that and you will have it.

There are a couple of borderline incest scenes between Jade and Serena but not full blown lesbian scenes. One is in the bathroom. The other is at the sex shop.

That's not exactly correct. It sounds like you consider Julian to be the MC. Serena, the title character is the MC. If you pay attention to the way the game shifts there are very few non playable characters. The incest occurs between the title character and her sister.
