All the elements for a great game are here, but it needs a lot more time to cook and some serious adjustments.
For starters, get rid of the pre-Tomb sections of the game entirely. The maze and the forest are a giant waste of time, and the tutorial progression is ruined because of it. Next, make proper tutorials. A lot is explained in the pages and lore, which is good, but before a player can even get there, they should be familiar with the basics of the game. Create a more stream-lined tutorial section that properly explains the game mechanics and describes the resources the player can have (health, sanity, lust, stamina), as well as what effect being low on those resources can have. Some of this is explained later, but it should be explained in the beginning. Most players won't even get that far with the current state of the game.
There are also some important corrections to make regarding some of the mechanics. It's explained that blocking with a "non-combat" item significantly reduces that item's durability. Correct me if I'm wrong, but by "non-combat", the dev probably means "non-melee". That's an important difference, as blocking with guns is a bad idea. The compass, which for some reason isn't explained in the beginner sections of the tutorial, also requires correction. The compass does not "flash" when a threat is near, instead it spins wildly. It's also not explained if headshots matter, I think they do.
The dungeons should be better designed, in my opinion. It's far too easy to get bottlenecked and trapped. Escape routes ought to be available from nearly every room, unless the room is big enough to maneuver in. Returning with enough money to do any good is incredibly difficult - it requires traversing all previous floors again to get back to the starting floor, which is made even more difficult with the Stalker element chasing you down. There is currently a perk that let's you keep half of your coins, but good luck getting that also.
