Find them at the mall on weekends around noon. You have lunch with them a few times then get invited. Once there, keep showing up for dinners to get daytime access and then a room to be there any time.

To keep the motel family happy, have dinner with them first. Then use the console/cheat to set time back. If you set it to 16:00 you can eat at the neighbor's house before eating at your stepmom's. Link below to learn about using the console.

Some of it depends on the damn RNG in the game. I know it took about 5 trips with her to her mothers apartment for dinner before things started. Have you been going there to drink on the nights she parties?

No need to visit her mom. Just show up with some premium booze. After a few nights of kissing, she'll let you stay on the couch. Few more nights on the couch, she'll invite you to her bed. Few more nights <GRRR> of condom sex and asking for raw sex in the morning, you'll be able to have raw sex with her.

Ah yeah forgot the girlfriend clause. Meetings start at 10 and can do a few with resets before resetting the time of day.

FLawyer.LastOfficeMettingDate -=20 resets timer. Or if you use URM, search metting (misspelled meeting).
