And having tutored and worked with actual D1 athletes, I can confirm that cars and private houses (yes, houses) are absolutely a thing, when said player is valuable to the school's reputation. Universities have a lot of influence in town, and if there's something that can benefit them, they will take full advantage of that influence. That includes buying real estate (unofficially, of course) and convincing auto dealerships to donate to the new recruit.
Hell, I've known athletes personally who have been cleared of rape charges, just because of their spot on the team. Like you said, leniency. It's broad, and it goes a long way. Giving a car or house is nothing to them if they're willing to do that. The only unrealistic part of this story is the #1 recruit signing with the worst school in the division. And I wouldn't be the least bit surprised if we get a believable reason for that choice revealed later on.
