where is Esthers sex room? I have the key but there are only 2 locked doors i can find at the house - the one next to Jade's room and the garden shed neither of which say anything but the door is locked.

The entrance is in Esther's room. The white door in her bedroom. For some reason the actual event related to that triggers randomly when you enter, so you may need to go there a few times.
