Swimming pool is unlocked with Ichika Matsumoto questline, exactly with following Miura.
You go to school hallway and there is something with medical check up, don't remember exact name, there you can steal it.
There is no school cafeteria, this is the red restaurant in the shopping mall at residential area. I would recommend just clicking through every place you can find, so you can orient yourself better. The translation is sloppy since it is machine translated, so sometimes you have to imagine and usually it is a lot more than this.
Talk to Ai Uehara in the nightclub when she is there. Also this is part of the v40+ walkthrough already in the game if you need help any further.
You get them by completing enough of their storyline until there is a choice of "getting a private massage" or something similar. I don't remember exactly when it happens for each one. You might need to have a massage oil from department store and a mcguffin bottle ready for this.

These are both basically the same thing. In one of the walkthroughs here it is on page 30, but it took me some time to understand, so I'll try to summarize. After you are finished with the Angel Moe (Moe Amatsuka) storyline, 4 of the girls in your villa gain a new stat (you can check it ingame by clicking on the character picture in the character page). You need to raise this stat to 40 by doing scenes with them in the villa (the massage room, classroom, infirmary), some of those scenes gain you 2 points, but most gain one. The only consistent non-rng way to get a point is training room in the basement. After you get 40+ points with each girl, you need to get to empire building and talk to Moe and iirc there are some more scenes you need to go through before you are ready for the welcoming party.
Honestly the machine translated walkthrough here is a pain in the ass, but I somehow managed to get it done, so if you maybe go trial and error after the 40 point mark, you should get it eventually.

Yes I meant that quest and this stat. I think you have to meet up with a few people, I played this quest some time ago and don't have a save close to it, so I can't check myself. I can maybe check in a few days as I answer those questions from memory. As I said try looking at the walkthrough, there also used to be a site in chinese, if it helps (you can translate it there yourself). If you are still stuck after trying anything, then I can try to look exactly what is needed, just not today or maybe not even anytime super soon.
