You have to go to the airport and fly, then visit the tutoring house and go through all the content there, at the gym and the temple. Then when you fly back go to the beach and visit the sunbathing area. The new sunbathing scene is repeatable.

talk to them on the train then to the kids at the park once everyone is maxed out (park moms must be pregnant)

You haven't impregnated them yet, Go to the hospital and corrupt them to the max till you're the owner, then go to the doctor have a check up, an event will occur something about you will be able to impregnate people. When that happens go to the front desk and you'll be able to impregnate them...
Currently The park moms, cops and the residential Housewives are the only one you can impregnate

I think I read somewhere that Mr.C is adding some to the newer content probably won't add to the older stuff.
He's at the very least considering it.

There are animations, but they are all in the late game, his early stuff didn't have any.

Some of the early stuff has simple 2 frame 'animations' that flip back and forth as you go through the text, but later on there are fully animated things, like the girls dancing for you and stuff. Mostly things that Studio NEO has built in, but he is getting there. lol
Yea, it's amazing that early HS devs like Mr. C and Sid Valentine have gotten away with not putting animated scenes in their games despite the fact that the engine has built in animations. Mr. C is getting around to it, but Sid still doesn't for some reason. I think Sid lives in his own little development bubble and doesn't take note of any of the changes/advances in the genre that have happened in the last 5 years.
