I was able to use the incest patch. first you have to start the game and make a save after you start chapter 14. then transfur the patch and start from that save

Jolina knows that Mc will get rich and is trying to get her hands on some Mc's money.

The MC also never asks Elaine who the 3rd part is - does she know who the MC's father had an affair with. She knows he had an affair, so it's pretty likely she would know who.
(Which would tend to rule out Bella I think.)
I think Avaron1974 said earlier the email sender and the unknown gold digger don't have to be the same person - indeed I think it is highly unlikely they are.
The email was sent BEFORE the terms of the will were known - BEFORE people, so getting the MC in touch with Monica and her family was for some other reason than the will conditions.

I think the best possible twist is that Jenna is luring MC for the money, conspiring with Kate and Monica. She could have hacked and spied on him.

Elaine said she didn't learn of the affair until the will reading. So no reason for her to know who the 3rd is.
