Bit of a shock starting ep 15 then being jumped to this new game. That said has anyone been able to make any progress. I can get her intelligence to 5 manners to 4 love and mood to 1 but nothing on the jogging. Does it depend on the running clothes you buy her or getting the size right.

...the fact that the story is extremely unbelievable and the writing in general is just terrible.
...the renders being average at best.
...your choices not having an impact on the story (with the exception of getting a 'Game Over')
...and the endless grinding.
...even then, the game is still just super boring and very predictable!

The story is about corruption, not through blackmail or abuse, but real corruption. And that's fine, even if the whole process takes a long time, but there is absolutely no originality, no element of surprise. First you want the girl to wear less clothes, and little by little you succeed in getting her naked. Then you try to kiss her, and again little by little you achieve your goal. And after that you try to lick her pussy, get a BJ, have sex, etc, etc...

All these things happen in an extremely slow, predictable and linear order of events. Exactly the same, time after time. You try, she refuses. You try again, she gives in a little. It's not that grindy, i've played episodes 1 and 2, without a walkthrough (even though i could get one), AND i played it before several bugs were fixed.
Once you work out her routines in the game (which doesn't take long to figure out if you're paying attention), then it doesn't take that long to get through each episode, if you can't progress, then try different things, ie: instead of doing everything the same way every day (which gives the most progress usually), try switching it up, instead of going to x location, go to another (IE: switching from bathroom to guest room etc at those times instead). Small changes to how you play through the day can pick up those bookmarks you get stuck on.

Just a few small corrections:
... the MC is probably in his 20s, so not sure if that's considered old.
... being a pervert is a positive in pretty much most games hosted here. If you see it as a negative, so be it.
... the story being extremely unbelievable is also very much par for the course for most porn games, never mind almost all porn.
... other than maybe a few kisses or gropes, there are no BJs etc in the game. In a couple of episodes, if the dev follows the same pattern as in his previous games, then sure.
... unplayable? I was able to finish both episodes without a walkthrough. A built in or mod walkthrough would be nice, but isn't really needed at this point

For some of your other gripes I can either see why you would not enjoy them (horses for courses) - slow progress is very much to my liking though.
And for some others I would agree, although I do not feel close to as strongly about them as you do.

It looks like you don't like my game - that's fair and you're not obligated to play it.
It's true what you write about the story - slow progress - indeed and the order is correct. If you like games where a man meets a woman and they just fuck and then to the next girl etc - that's ok - but not in my games. I'm sure you can find zillions of games that meets your requirements - please spend your time on these games instead.
Grind - yes indeed - especially if you don't read the dialogue and follow the game instructions. In my games you must learn by your mistakes - if not - forget about this game.
Unplayable - no - even without a WT thousand of players have been able to pass no next episode.
It looks like you have made your message and rating based upon the first episode of Room for Rent, so if you're ready you could try to play this game in the right way and follow the instructions or spend your time on something else.
